Colfax Meadows Studio City,has long been a popular neighborhood. Close to freeways, Ventura Blvd and the Tujunga Village trendy shops this quiet enclave of tree lined streets and expensive homes has seen an explosion in new construction. The small cottages are disappearing and large cape cod style houses are taking their place. With the bigger homes comes a bigger price tag.
The average sales price for a 2,500 Square foot single family home with 4 bedrooms, four baths is $1,600,000. A home on Kelsey with 5 bedrooms and 5.5 baths and 3,700 square foot recently sold for $2,775,000. This home was sited on a 28,000 square foot lot.
Another recent sale was a home on Beck Ave that featured 5 bedrooms, 5 baths, 3,700 square feet on a 6,700 square foot lot that was built in 2015 and sold for $2,390,000.
Some homeowners in Colfax Meadows weren’t happy with these large homes being built on small lots (mansionization) and considered them a blight on their neighborhood. In 2010 L.A. Councilman Paul Krekorian passed an ordinance to solve the problem. Home sizes in Studio City are now limited to a third of the existing lot. A larger home can be built up to 53 percent of the lot if it meets certain incentives, like being LEED Gold certified.
